Should I Buy a House Now or Wait? 5 Reasons the Answer Might Surprise You

Should I Buy a House Now or Wait? 5 Reasons the Answer Might Surprise You

Most advice about a big decision comes down to the same line: take your time and sleep on it. Buyers who shopped during the 2021 and 2022 frenzy didn't get that luxury. Homes went under contract in days, sometimes hours, with no room to walk through a house twice or negotiate on price.

That's not today's market. Buyers now have space to look longer, compare more than one home, and walk away from something that doesn't feel right without losing sleep over it.

One instinct is to wait for rates to drop before buying. But a lower rate doesn't just shrink your payment. It also brings everyone else who's been waiting off the sidelines, all shopping the same limited inventory at the same time. Buying now, while the market is calmer, may be the smarter financial and strategic move. Here are five reasons why.

1. A less competitive market means less stress

Buyers get to slow down again. They can ask questions, compare more than one home before deciding, and walk away from something that doesn't feel right without worrying it'll be gone by morning. That kind of pace wasn't available a few years ago. In 2021 and 2022, homes drew 10 to 15 offers in days, and according to Redfin's seasonally adjusted data, 70% of offers written in January 2022 faced a bidding war. Today, buyers get to skip all of that and simply take their time.

The shift shows up in the numbers, too. The share of homes selling above asking price has fallen by roughly half since 2022. Fewer bidding wars translate to fewer buyers losing a home they'd already pictured living in or overpaying just to end the search.

2. When rates drop, competition comes back with them

Buyers waiting for lower rates are usually picturing one outcome: a smaller payment for them. But a lower rate changes affordability for everyone else who's been waiting too.

The National Association of Home Builders tracks exactly how many additional households qualify to buy as rates fall. Its most recent priced-in analysis found that a quarter-point drop, from 6.25% to 6%, would let 1.42 million more households afford a median-priced new home. Every one of those buyers would be shopping the same limited inventory you are right now.

Buyers who move before rates fall far enough to change the buyer pool get first pick of what's available, room to negotiate, and time to make a thoughtful decision, all on their own timeline.

3. Interest rates can change. Purchase price can't.

Once you close on a home, that price is locked in for good. No market shift, Fed decision, or new forecast changes what you paid. Your interest rate works differently. Refinancing is a normal, common step in owning a home, and buyers do it whenever rates move in their favor.

Buy today and refinance later, and you get today's price plus the option of tomorrow's lower payment. Wait for rates to drop, and you'll likely be shopping in a market where both the price and the competition have moved against you. A rate can always improve later. A price you missed can't.

4. Your current home can help offset today's rate

Many buyers assume they're stuck: they locked in a low rate on their current home years ago, and moving now means giving that up for a higher payment. That's not necessarily true.

Renting out a current home is a common and legitimate strategy for buyers moving up. Rental income can help you qualify for a new mortgage, offset a higher rate, and cover part of your new payment instead of leaving that low-rate mortgage sitting unused.

Every lender treats rental income differently, so talk with your lender early about how it factors into what you can qualify for.

5. New construction gives you more than a resale can right now

Buying an established home right now often means competing for a smaller group of listings. Redfin recently found that roughly two-thirds of homeowners who renovated their homes in the past year chose to upgrade in place instead of selling and buying something new. Younger homeowners are leading that shift, with more than three-quarters of Gen Z and Millennial homeowners renovating rather than moving.

Because more owners are renovating and staying put, fewer of the homes reaching the resale market are truly finished and ready to move into. That leaves buyers with a smaller pool of resale options. Windmill homes solve that directly, arriving with fencing up, landscaping in, and lighting and appliances already selected by a designer.

Windmill also prices every home to reflect current market conditions from the start. Buyers know exactly what they're working with from day one, with a clear number to build a decision around rather than a starting point to negotiate away from.

Windmill's floorplans come in multiple exterior elevations, wrapped in a completely different roofline, façade, and street presence. No two homes on the block look alike, even when the layout inside is a shared favorite.

Moving forward with confidence

Buyers who move now tour homes and compare floorplans without ten competing offers on the table. They live in the home they choose instead of watching someone else win it. And they lock in a price the market won't offer again once demand catches up to lower rates.
