This 16.02-acre property is a blank slate waiting for the right entrepreneur to find it. It is on the east side of the unincorporated town of Hartsel, CO. Hartsel is in the center of Colorado in an area known for all the recreational opportunities that are there - gold medal trout fishing in three area reservoirs - Antero, Spinney and Eleven Mile Reservoirs and another one, Wild Horse Reservoir which is currently under construction - and stream fishing in the South Platte River including the world renowned "Dream Stream." Pike and San Isabel National Forest are close by and provide thousands of miles of forested land for outdoor activities. Skiing is about an hour and a half away at either Breckenridge or Monarch Ski Resorts. The property is zoned industrial so its future use is endless. Electric power lines run along CR-59 and it lies between two well maintained paved roads - US 24E on the north side and CO-9 to the south. CR-59 is paved with chip seal. Hiking, ATVing, fishing and boating during the summer months brings many visitors to the area as well as skiers, ice fishermen and snowmobilers during the winter.
